How do you price a renovation?
From a written scope. We walk the space, agree exactly what is included and excluded, and give you a fixed price against that document. A number quoted before anyone has looked behind the finishes is a guess, and guesses become change orders.
What happens if you find something unexpected behind a wall?
It gets handled the way it should be: work pauses, we show you what we found, and you get a written change order with a price before anything proceeds. Nothing gets added to your bill that you did not see and approve first.
Do you pull permits?
Yes, where the work requires them. Skipping a permit creates a problem that surfaces years later at resale, and it voids the protection an inspection is supposed to give you.
How long will my kitchen be out of service?
It depends on scope, cabinetry lead times and inspection scheduling, and we will give you a realistic sequence in writing rather than an optimistic number. Lead times on cabinetry are usually the longest single item.
Do you use your own crews or subcontractors?
Our core trades are in-house. Where a licensed specialty is required, such as certain electrical or mechanical work, it is performed by a licensed trade under our coordination, not handed off.
Is there a warranty on the work?
Yes, workmanship is warranted, and manufacturer warranties on materials are registered in your name and handed over at closeout with the rest of the project documentation.
