Flooring That Stays Flat, Quiet and Bonded to the Slab

Flooring is the job that looks simplest and goes wrong the most often, because the material gets all the attention and the substrate gets none. A Broward slab holds moisture. An older terrazzo or tile layer may not be flat. A wood subfloor in a raised house may deflect. Every one of those has a fix, and every fix costs money that belongs in the estimate before the pallets arrive.

Moisture, Slabs and Why We Test

Concrete on grade in South Florida transmits vapour, and some floor coverings do not tolerate it. Glue-down products can debond. Engineered wood can cup. The test is inexpensive and takes a day, and it tells us whether a moisture barrier or a specific adhesive is required. Skipping it is how a beautiful floor becomes a warranty argument eighteen months later.

Flatness Is the Other Half

Large-format tile and rigid-core vinyl both demand a flat substrate. If a slab dips a quarter inch across a room, tile lippage shows up at every joint and a floating floor will flex and click. Self-levelling compound fixes it. We measure the floor and tell you how much levelling it needs before you sign, rather than discovering it on installation day.

Choosing the Material for the Room

• Porcelain tile — the safest choice in Florida. Waterproof, hard, cool underfoot, effectively permanent. Hard on dropped glassware and unforgiving underfoot for long periods.
• Luxury vinyl plank — waterproof, warmer and quieter than tile, forgiving of minor slab issues if rigid-core. Quality varies enormously between brands at similar prices.
• Engineered wood — real wood surface, far more stable than solid in humidity. Needs a moisture assessment and the right adhesive on a slab.
• Laminate — the budget option. Modern versions are convincing, but water at a seam is still the enemy.

Transitions, Thresholds and Doors

Changing floor height changes how doors swing and where thresholds land. If a new floor is thicker than the old one, interior doors may need trimming and exterior thresholds may need adjusting. Small item, frequently forgotten, occasionally the thing that makes a finished job feel unfinished.

Sound, Especially in Condos

Many Broward condo associations require a specific underlayment rating for hard flooring above ground level. That requirement is in your association documents, and installing without meeting it can mean tearing the floor back out. We ask for the rules before we quote — it is a five-minute conversation that prevents a very expensive one.

Dust, Furniture and the Week Itself

Removing old tile is the dustiest work in residential construction. We seal openings, run negative-air where it makes sense, and use dust-collecting equipment on the demolition. Furniture gets moved by us, not by you the night before. The house gets cleaned at the end, not swept and abandoned.
