The exterior of a South Florida house takes more abuse than anything inside it. UV all year, driving rain for months, salt in the air near the coast, and wind events that test every fastener. Exterior work is not decorative maintenance — it is the envelope that keeps the rest of the house dry.

Roofing: Tile, Shingle, Flat and Metal

Concrete tile is everywhere in Broward and lasts a long time, but the underlayment beneath it does not last as long as the tile does — which is why a tile roof can look perfect and still leak. Architectural shingle is cheaper and faster with a shorter life here than up north. Flat roof sections need a membrane system and are where most leaks in mixed-roof houses begin. Metal costs more up front and tends to win over thirty years. We will tell you which of these your house actually needs rather than which one has the best margin.

Repair or Replace

A genuine repair is appropriate when the roof is young, the damage is local, and the underlayment elsewhere is sound. It is inappropriate as a way to postpone the inevitable on a roof at the end of its life, because you will pay for the repair and then pay for the roof anyway. We will show you photographs of what we find and let you make that call with real information.

Stucco Cracks: Cosmetic vs. Structural

Hairline map cracking in stucco is normal and is a paint-and-sealant issue. Cracks that step diagonally from the corner of an opening, or that are wide enough to fit a coin, are telling you something about movement or about water already behind the wall. Patching those without addressing the cause is money burned. We open a test area when the pattern warrants it.

Soffit, Fascia and the Attic

Soffit and fascia are not trim — they are what keeps wind-driven rain out of the attic and what lets the attic breathe. Rotted fascia behind a gutter is one of the most common findings on an older Broward house and it is almost always cheaper to fix during a roof than as a separate visit with its own mobilisation.

Exterior Paint Is a Coating System

Paint on stucco is doing waterproofing work. That means pressure washing, letting the wall dry properly, sealing cracks with the right material, priming bare areas, and applying an elastomeric or high-quality acrylic at the specified thickness. Two thin coats over a damp, dirty wall will look excellent for one season and then fail. The prep is most of the labour and it is the part worth paying for.

Permits and Inspections

Roofing is permitted work in every Broward municipality, with inspections at defined stages. There is no version of a legitimate roof that skips this. The closed permit is what a buyer's inspector and your insurer will look for later.

Working Around Weather

Between June and November we plan the exposed stages around the forecast and we do not open more roof in a day than we can dry in. That occasionally means a slower schedule. It always means your ceilings stay dry, which is the trade we will make every time.
